Key principles: Space messages at least two days apart. Vary the angle each time. The "final attempt" text often gets the highest response rate — people respond to closure. If the homeowner responds at any point, stop the cadence and switch to live conversation. After five unanswered texts, move to a long-term nurture list and retry in 60-90 days with a seasonal trigger.
Photo Request Texts: The Home Services Secret Weapon
Unlike insurance or mortgage leads, home services leads involve physical, visible problems. Asking the homeowner to send a photo does three things:
- It gets engagement. Sending a photo is easier than scheduling a call — a micro-commitment that opens the conversation.
- It pre-qualifies the lead. A photo of a roof missing shingles across half the surface is a different job than one cracked tile.
- It gives you a reason to call. "I looked at the photo you sent. Here's what I see" is the most natural sales opening you will ever get.
Use photo requests as your second or third message in the cadence. Response rates on photo requests are typically the highest in the sequence.
Common Mistakes That Kill Response Rates
Sending Walls of Text
Keep messages to 2-4 sentences. If your text exceeds 160 characters, it splits into multiple messages that may arrive out of order.
Using Business Jargon
Homeowners do not know what "SEER rating" or "R-value" means. Speak in plain language: "drafty windows," "noisy AC," "ceiling stain."
Mass Blasting Without Personalization

30-60 days old: The homeowner remembers requesting a quote. Be direct: "You requested a roofing estimate last month. Still looking to get that done?"
60-180 days old: They may not remember the form. Lead with value — a seasonal offer, a free inspection — rather than referencing the original inquiry.
180-365+ days old: Do not reference the original form. Position your outreach as a seasonal or neighborhood offer: "We're doing free roof inspections in [Area] this week."
